Las Cruces Real Estate Property Tax Calculation

The calculation of property taxes for Las Cruces real estate is not difficult. The calculation is based on 1/3 of the assessed value of the property. That amount is multiplied times the applicable tax rate which results in the amount of the tax.
Example 1: Assessed Value: $100,000 X .333333 = 33,333 - Without Exemptions X .026985 Las Cruces in-town residential rate = $899.50 Estimated Property Tax
Example 2: Assessed Value: $100,000 X .333333 = 33,333 - 2,000 With Family Exemption = 31,333 Taxable Amount X .026985 Las Cruces in-town residential rate = $845.52 Estimated Property Tax
The taxes are payable in two equal installments with the first installment due on November 10 and the second installment due on April 10. Typically, if you have a mortgage on your property, the lending institution will pay your property taxes when they are due from your escrow account. It is still smart to check that the taxes on your property have been paid as you are ultimately responsible. |
